Advantageously located on the Mississippi Gulf Coast, the property is convenient air, water, rail, and highway connections. The MSAAP complex is spread across numerous acres and consists of several available buildings, many of which are equipped to meet your needs. Our facility is complete with the specialized services that you'll need to be prosperous in today's competitive environment.

Site Location

Location is amenable to easy access to interstate highway system (I-59 and I-10, both 8 miles from facility) and deep and shallow ports within 45 miles and 15 miles, respectively.

Foreign Trade Zone Status

 

MSAAP is located within the Mississippi Coastal Foreign Trade Zone.

A Foreign-Trade Zone is a specially designated area, in or adjacent to a U.S. Customs Port Of Entry, which is considered to be outside the Customs Territory of the U.S. The following is a partial list of the many benefits you can attain when using Foreign-Trade Zones or Foreign-Trade Zone Subzone:

  • No duty is ever paid on re-exported merchandise from a foreign-trade zone
  • If the merchandise is sold domestically, no duty is paid until it leaves the zone or zones
  • Generally, no duty is paid on waste or yield loss in a foreign-trade zone or subzone
  • Duty on scrap is eliminated or reduced in a foreign-trade zone
  • Generally, if foreign merchandise is manufactured within a foreign-trade zone or subzone into a product with a lower duty rate, then the lower duty rate applies on the foreign content when duty is paid
  • Merchandise in a foreign-trade zone may be stored, repackaged, manipulated, manufactured, destroyed or otherwise altered or changed

Competitive Lease

Commercial appraisals indicate lease rates for MSAAP space are comparable with the surrounding region. Terms and conditions are tailored to specific tenants' needs. Space can be leased incrementally, allowing a gradual phase-in approach to tenant growth. Flexible lease terms for up to 20 years or longer.

 

Insurance

The MSAAP Industrial Complex obtains favorable insurance rates in part because of sound building construction and the on-site, government controlled fire department on duty 24 hours per day.

Environmental Status

Environmentally Sound Industrial Complex

MSAAP is a relatively new facility brought online in the early 1980s. All activities have always been performed under modern environmental regulations.

Secure Complex

MSAAP has an excellent level of security, being accessible only through guarded NASA security gates. Tenants at MSAAP are afforded controlled access of visitors. Shipment of goods in and out of facility is relatively unencumbered.
